So, you are getting ready to put your house up for sale.  Awesome!  In Denver's hot market, you can sell your house for top dollar - but don't get too overconfident. If your house doesn't look or feel good to potential Buyers, your home could be sitting on the market longer than you'd think.

The first rule when selling your home is to separate your emotions and personal stuff and start thinking like a Buyer. You may think your kitchen knick knacks, bright wall color and oversized living room furniture look amazing, but that's because YOU lived in it. How is a complete stranger (who may buy your home) going to feel seconds after they walk through your front door? Remember...they won't live in the house the same way you do!

Just what makes a neighborhood, not only a place to call home, but a place to live?  Some might argue, the ability to walk to pick up some groceries, or perhaps quiet streets and easy access to a park.  For others, what makes a place to live a cool place to hangout with family and friends.  I recently had the opportunity to visit The Stanley Marketplace on the east side of Stapleton, in Aurora.  The Stanley is one of those places.

The Stanley, in it’s previous life, was an old airplane hangar at the former Stapleton International Airport.  What started out as an idea between a couple friends for a beer hall, evolved into a destination for shopping, dining, and just hanging out.

Did you see this article in the Denver Post yesterday? For the last several years, in Colorado, most of the attention in this fast and feverish real estate market has gone to Denver. Denver real estate sales have pretty much led the country in most every category when it comes to the home selling and buying market. Why? One good reason, the population growth in Denver has grown incredibly fast. From 2010-2015, Denver's population grew 13.1%, from 603,421 people to 682,545 by 2015.

Move over Denver! Lone Tree, Commerce City, Broomfield, Castle Rock, and Lochbuie are out-pacing Denver's population growth! Lone Tree at 19%, Commerce City at 17%, Broomfield at a 16%, Castle Rock at 15%, and Lochbuie rounding out the final five at a 14% population growth

Whether you’re in Park Hill, Congress Park, Sloan’s Lake, or Montclair, I’m sure you’ve been enjoying our unseasonably warm, sunny weather here in Denver.  Naturally, the warm temps are bound to get your green thumb a little itchy, and there are some things that it is ok to do at this point in the season.

Check out the latest results from Trulia's Rent vs. Buy Report. Homeownership remains cheaper than renting!

With a benchmark of-- a traditional, 20% down, 30-year fixed rate mortgage, rating 100 of the largest metro areas in the United States. The range is anywhere from 17.4% less expensive in Honolulu, HI, up to 53.2% less expensive in Miami and West Palm Beach, FL, with an overall average of 37.7% nationwide. 

Key findings in the report:

• Mortgage interest rates have remained low and even though home values have appreciated around the country, the lower interest rates have helped to absorb the market appreciation.

• At this time last year, it was 37.2% cheaper. A .5% improvement which affirms buying a home vs renting continues to be the
